What does strata exterior washing include?

Townhouse complexes and low-rise strata buildings collect green algae, black streaks and cobwebs on siding, soffits and entry areas, especially in shaded rows. Strata exterior washing restores a consistent, maintained look across every building in the complex and supports the strata corporation’s maintenance plan for its common property.

We work with strata councils and property managers and deliver the whole complex on one written scope. Exterior washing can sit alongside our strata and property management cleaning for common areas, and pairs well with strata roof cleaning and gutter clearing. Mid-rise and high-rise strata buildings are covered by building exterior washing.

  • Vinyl, fibre cement and wood siding
  • Soffits, fascia and eaves
  • Unit entries and garage door fronts
  • Common walkways, stairs and pathways
  • Fences, railings and privacy screens
  • Mailbox kiosks and amenity building exteriors
  • Moss and algae on shaded elevations
  • Balcony railings and fronts where in scope

Commercial strata units

When do you schedule strata exterior washing?

A wash every one to two years suits many complexes, and councils often time it before painting, envelope repairs or a depreciation report inspection. Late spring through early fall works well because surfaces dry quickly and residents can keep windows closed for a few hours without discomfort.

We set the dates with your property manager, supply resident notices in advance and work weekdays within agreed hours so the complex stays quiet in the evening. We serve complexes from Surrey to Langley and Abbotsford. Request a quote and we will send a written scope within one business day.

FAQ

Strata exterior washing FAQs

Do you work directly with strata councils and property managers?

Yes. We quote, schedule and report to the strata council or the property manager who holds the maintenance contract. One written scope covers the whole complex, so there is a single point of contact and a clear record for council meetings.

How are residents notified before washing?

We provide notice wording and a building-by-building schedule for the property manager to circulate ahead of time. Notices ask residents to close windows, move vehicles and bring in items such as doormats and planters on their scheduled day. Notices also list who to contact with questions.

Will washing damage vinyl or fibre cement siding?

Not with the right method. We soft-wash siding at low pressure with suitable cleaning solutions, which avoids forcing water behind the cladding or into window seals and vents. Damaged or loose siding is noted and reported to the manager before work starts.

Do residents need to be present during washing?

No. We only need access to the exterior common property. Residents should close windows, keep pets inside and move vehicles and patio items away from walls on their scheduled day, as set out in the notice.

Can you wash roofs and clear gutters at the same time?

Yes. Exterior washing can be combined with commercial and strata roof cleaning, which covers moss removal and gutter clearing. Doing the roof first keeps debris from dirtying freshly washed siding. We can schedule both in one written scope.

Can the cost be planned into the strata budget?

Yes. After a free walkthrough we provide a written scope and quote the council can review at its next meeting. For larger complexes, work can be phased by building or by year to suit the operating budget or contingency reserve fund.

Are your crews insured to work on strata property?

Yes. We carry $5,000,000 commercial general liability insurance, our staff are bonded, and we maintain active WorkSafeBC coverage. Uniformed, WHMIS-trained crews work under supervisor inspections and daily logs.

How do we get a quote for our complex?

Call us or send a request with the complex name, number of buildings and the surfaces you want washed. We reply within one business day, book a free on-site walkthrough and send a written scope and quote.
